In collaboration with Property Condition Assessments, LLC (pcallc.com), RPM Architecture conducted a Property Condition Assessment of the Buena Vista Marketplace, a four-building community shopping center totaling approximately 92,346 SF of leasable area at 1155–1247 East Huntington Drive in Duarte, California. PCA performed a visual assessment on July 31 and August 1, 2017, evaluating site improvements, building exteriors, roofing systems, interiors, and accessibility compliance. Observed challenges included deteriorated site masonry walls, stucco cracking, aged roof membranes and clay tile, weathered storefront glazing and sealants, and multiple ADA compliance deficiencies. The final report provided prioritized recommendations, Opinions of Probable Costs, and a roadmap for preventative maintenance and capital planning to support acquisition and long-term operation.
